Woodfield Country Club is the most active club market in Boca Raton for homes between $1.5 million and $4 million and the club most families with a tennis or pickleball habit end up choosing: about 1,300 homes in 20 subdivisions on 830 acres and 27 lakes, one championship course redesigned in 2020, the country's top-ranked private racquet facility, and a 95,000 square foot clubhouse. This guide covers each subdivision and what it sells for, what the club includes and costs, how homes traded over the last 24 months (102 closed sales of $1 million and up, from BeachesMLS), schools, taxes and HOA, and how to buy or sell here well.

History and setting
Woodfield was built in stages from the late 1980s (Regents Square, Briarcliff, Cambridge Park and Hamilton Place came first) through the early 2000s, when the estate subdivisions of Coventry and the Enclave finished the community. The original course was by Joe Lee, redesigned by Bob Cupp in 2002 and rebuilt from the ground up by Kipp Schulties in 2020 with new drainage, irrigation, enlarged greens and a reconstructed 12th hole. The members approved a $23.75 million master plan in 2013 that produced the Cascades fitness and spa complex, the aquatics center and Bistro, the Children's Clubhouse and a refreshed clubhouse by 2018, then rebuilt the tennis center in 2019. The result is a club that has been renewed almost entirely in the last decade, which is a large part of why its sales volume leads the Boca clubs.
The property runs north of Yamato Road and west of Jog Road up to Clint Moore Road, with 27 lakes threading the subdivisions so that most homes face water, the course or both: 40% of the homes that sold in the last 24 months were listed as waterfront and 86% have a private pool. (Woodfield Hunt Club, across Jog Road, is a separate non-club community.)
The subdivisions and what they sell for

Estate subdivisions. Princeton Estates (19 custom homes on three-quarter to 1¼-acre lots), Devon Place, Coventry and the Enclave are where the $3 million to $8 million sales happen: 4,500 to 20,000 square foot homes, many on double lots with long lake views. Coventry had five sales at a median of $4.3 million. Mid-size single-family subdivisions. The Landings, The Hamptons, Clubside, Briarcliff, Avalon Pointe, Somerset and Regents Square are the core of the market: 3,000 to 4,500 square foot homes from the 1990s, $2.1 million to $2.6 million at the median, with The Hamptons the busiest at 12 sales. Zero-lot-line and smaller single-family. Mayfair, Stratford Green, Hamilton Place and Kensington offer 2,100 to 4,000 square feet on compact lots, $1.5 million to $1.9 million, and are where downsizers and first-time club buyers land. Townhomes and villas. Cambridge Park's 99 townhomes and single-story villas, and Victoria Isles' smaller single-family homes, are the entry to the club at $1.1 million to $1.4 million.
The club
Golf. One 18-hole course at 7,200 yards from the championship tees, rebuilt by Kipp Schulties and reopened in November 2020 after a renovation of almost $8 million, with a new golf shop. One course for 1,300 homes means tee times are managed, which is why Woodfield offers a standard (golf and social) membership alongside full. Racquets. The reason many families choose Woodfield: 20 lighted courts (18 HydroGrid green clay, one Italian red clay, one DecoTurf hard), a 9,200 square foot pro center with 13 teaching pros, and eight Plexicushion pickleball courts with a pavilion. Club + Resort Business ranked it the #1 racquet facility in the country in 2022, and it has won the USTA Outstanding Facility Award and Private Facility of the Year. Clubhouse and wellness. A 38,000 square foot fitness center with three studios and more than 60 classes a week, a spa and salon, a 12,000 square foot lagoon pool with lap pool and kids' splash playground, a 3,000 square foot Children's Clubhouse, a teen room and three playgrounds. Seven dining venues seat about 900: the Bistro, The Grille, O Bar, Waterside, Sandwedges, Blendz and a food truck. The clubhouse was ranked #14 in the country by Club + Resort Business in 2021.
Membership. Every owner joins. Full equity is $225,000 ($180,000 non-refundable plus $45,000 refundable) and rises to $300,000 on November 2, 2026; standard equity is about $170,000. Annual cost is about $36,825 for full and $26,441 for standard. Details and a first-year calculator are on the Woodfield membership fees page; all 15 Boca and Delray clubs are compared here.

What the numbers say. Volume is up and prices are flat: 57 closings in the last 12 months against 45 the year before, with the median at $2,200,000 in both periods. The November 2026 membership increase pulled buyers forward, and homes have been going to contract in a median of 22 days at 95% of final list. Forty-one of the 102 sales were under $2 million, 26 were $3 million or more and seven were $5 million or more, which shows how wide the subdivision spread is. 77% of buyers paid cash, lower than St Andrews or the Polo Club, because Woodfield draws more working families who finance.
Who sells, and why. Woodfield owners sell when the children leave for college and the house is too big, when they stop using the club, when a spouse passes, or when they move to one floor. It is also a community people move within: from Kensington to The Hamptons as the family grows, or from Coventry to Clubside when it shrinks. Buyers are mostly families from the Northeast and from east Boca who want tennis, the pool complex and the schools, and who compare Woodfield against St Andrews, Broken Sound and the Polo Club. See Woodfield vs. The Polo Club vs. Boca West and St Andrews vs. Woodfield vs. Broken Sound.
Location, commute and schools
Woodfield is in the 33496 ZIP at Jog Road and Yamato Road. Town Center mall is five minutes, downtown Boca and Mizner Park about 15 to 20 minutes, the beach about 15 minutes, Boca Raton Airport 12 minutes. I-95 is about 3 miles east via Yamato Road and Florida's Turnpike about 3 miles via Glades Road; Palm Beach International and Fort Lauderdale-Hollywood are each about 30 minutes.
Public schools for most of the community are Calusa Elementary, Omni Middle and Spanish River Community High, all A-rated; confirm zoning for a specific address with the Palm Beach County School District. Pine Crest Boca, Saint Andrew's School and American Heritage are the private schools most Woodfield families use.
What it costs to own here
- Membership: $225,000 at closing ($300,000 from November 2, 2026), about $36,825 a year full or $26,441 standard, including the cart fee and capital dues.
- Subdivision HOA: about $971 a month at the median in listings, the highest of the big west Boca clubs, because many subdivisions include roofs, exterior painting and in some cases exterior insurance in the fee. Check what your subdivision covers; a higher fee that includes the roof is not a higher cost.
- Closing contributions: $10,000 to $11,100 to the Woodfield Master HOA plus a one-time capital contribution to your subdivision HOA, about $1,600 to $7,300 (Hamptons $4,200, Kensington $5,352, Hamilton Place $5,684, Victoria Isles $5,950, Stratford Green $6,240, Enclave $7,320); Landings also charges a $6,030 application fee.
- Property tax: the median bill on homes that sold was $16,744; Florida reassesses to the purchase price after a sale, so budget about 1.8 percent of what you pay. No state income tax; see the cost-of-living comparison.
- Insurance: depends on the roof age and impact openings; in subdivisions where the HOA owns the roof, ask for the association's replacement schedule.
Buying in Woodfield
Match the subdivision to the next ten years, not the next two. Woodfield's spread of subdivisions is its advantage: a young family can start in Kensington or Hamilton Place and move up inside the gates, and a downsizer can trade a Coventry estate for Clubside without leaving friends or the club. Inside a subdivision, value follows the lot: a long southern or western lake view, a cul-de-sac, no road noise from Jog or Yamato. Then the roof, impact glass and the kitchen. With a median of 22 days to contract, have your membership application and financing or proof of funds ready before you tour, and remember that closing after November 2, 2026 adds $75,000 to the membership. Ricky tracks every sale and pending contract by subdivision and will tell you what a specific home is worth against the all-in cost of joining.
Selling in Woodfield
Woodfield rewards correct pricing faster than any other Boca club: the homes that sold at 93% of original asking went to contract in weeks, and the ones that chased the market sat. Price against the recent sales in your own subdivision, not the community median, because a Regents Square buyer is not shopping Coventry. The membership increase is a selling point through November 2026 and a question to answer after it. Have the roof age, HOA coverage and impact-opening documentation ready for the first showing. Ask Ricky for a current valuation based on the sales in your subdivision.
